Job Description
Position Summary:
Reports and takes direction from the Facility Operator Supervisor and is responsible for monitoring the Building Automation Systems (BAS). Is also in charge of monitoring our CMMS program, distributing work orders to maintenance employees and assisting in completion of work orders.
Main Duties:
1. Operates and monitors the BAS for Building Authority properties.
2. Assigns work orders to maintenance employees based on the needs of the work order.
3. Performs preventative maintenance on equipment, including water and other tests.
4. Assists in repair and replacement maintenance work for building equipment.
5. Comply with Building Authority policies, safety procedures, and processes.
Equipment Used:
The BAS monitors facility/building systems such as HVAC, plumbing, electrical, etc. The Operator is expected to be familiar with equipment and tools including torch set, pipe and cast-iron snap wrenches, various saws, various drills, pipe threader, auger machines, RP device tester, tablets, computers, radios, Microsoft Office, CMMS, and BAS.
Minimum Qualifications:
1. Previous experience and working knowledge in the Main Duties and Equipment Used.
2. Self-motivated individual.
3. Ability to work independently as well as with others including fellow employees, outside vendors, contractors and customers.
4. Ability to work a flexible schedule.
5. Valid Indiana Driver License.
